The community sits right on Pacific Coast Highway. According to LA YIMBY, the land is owned by the Archdiocese of Los Angeles and has held support buildings and parking for St. James Church. The project is 43 homes in eight buildings.

Toll Brothers says the location is close to King Harbor, the Redondo Beach Pier, and Riviera Village, and that it's in the Redondo Beach Unified School District. If you know Redondo, you know those places.

Floor plans, sizes, and starting prices

The two sources describe the homes a little differently. Here's what each one says, side by side.

According to Toll Brothers' press release: the homes are three-story townhomes of roughly 1,400 to 2,200 square feet, with three bedrooms, attached two-car garages, and the option to personalize interiors. Toll says "Homes are priced from $2 million."

According to LA YIMBY: there are four floor plans of about 1,730 to 2,123 square feet. Current starting prices run from $1,976,995 for the Arra plan to $2,188,995 for the Lido Elite. LA YIMBY notes the community page shows both two- and three-story designs.

Toll is also offering what it calls "pre-model pricing" to buyers who purchase before the model homes open.

How the project got approved

City Ventures handled the entitlement work, and Redondo Beach planners approved it in February 2026. According to Urbanize LA and LA YIMBY, the approvals included a conditional use permit, design review, and Vesting Tentative Tract Map No. 84401. Under the approval, the project could be larger in exchange for setting aside three homes for very-low-income households.

What it means for South Bay buyers and homeowners

Here's how I'd think about it as a buyer. This is a chance at a brand-new home near the harbor and the pier. Buying early, before the models open, may come with pre-model pricing. The trade-off is that you'd be choosing from floor plans instead of walking through a finished home. That's a real decision, and it's worth taking your time on.

Financing matters at this price. Freddie Mac reported the average 30-year fixed rate at 7.28% on October 1, following the Federal Reserve's September 16 rate hike. If you're thinking about buying new construction, get your financing questions answered EARLY.

If you own nearby, new listings like these give you one more reference point when you think about value. I'll be honest, though. Every home is different. A new-construction starting price doesn't tell you what your home, or any other resale home, is worth.
