Manhattan Beach Sand Section Homes for Sale

The Sand Section runs the full length of Manhattan Beach along the coast, from the El Segundo line south to the Hermosa Beach line, and roughly four or five blocks inland. It holds the Strand, the pier, downtown and the walk streets, and it is the part of Manhattan Beach most people picture first.

Homes here are mostly on small lots, many of them half lots, so they are built up and close together. You will see original beach cottages, duplexes and townhomes, but a large share of the Sand Section has been rebuilt with modern custom homes, many with rooftop decks and ocean views. Walk streets, where homes face a pedestrian path instead of a street, are a local favorite.

Daily life is walkable. Downtown restaurants and shops, the beach, the pier and the Strand are a few blocks away for most homes. The tradeoffs are summer crowds, tight parking and the cost: the Sand Section is generally among the most expensive parts of the city.

Manhattan Beach Unified School District serves the whole city, including Mira Costa High School. Elementary schools are assigned by address, so check the district's locator.
