The Tree Section is the largest single-family neighborhood west of Sepulveda Boulevard in Manhattan Beach. It sits north of Manhattan Beach Boulevard and is generally bounded by Rosecrans Avenue, Sepulveda Boulevard and the Valley Drive/Ardmore Avenue corridor, on streets named for trees like Pine, Elm, Oak and Walnut.

This is where many Manhattan Beach families land. Lots are larger than in the Sand Section, homes have yards, and the streets feel suburban while downtown and the beach are still a bike ride away. The Greenbelt runs along the edge of the neighborhood, so a lot of people walk or jog it every morning. Housing ranges from original 1950s ranch homes to large new custom builds, and many original homes have been remodeled or replaced over the years.

Some streets in the Tree Section have no sidewalks and wide unpaved shoulders, and parts of the front yard may sit in the public right-of-way. That is worth understanding before you plan a fence, a driveway change or a remodel.

Manhattan Beach Unified School District serves the area. Depending on the address, homes are assigned to different elementary schools, and Mira Costa is the high school.
