Manhattan Beach Hill Section Homes for Sale

The Hill Section sits south of Manhattan Beach Boulevard, between the Valley Drive/Ardmore Avenue corridor and Sepulveda Boulevard, down to the Hermosa Beach line near 1st Street. It is named for the large hill that rises through it, and that elevation is the reason many buyers come here.

Lots in the Hill Section tend to be larger than in the Sand and Tree sections, and many homes have ocean, city or hillside views. The neighborhood is mostly single-family homes, including large custom estates, and it is one of the smallest and quietest sections of the city. Streets are calm, parking is easier than near the beach, and the Greenbelt is close by.

The tradeoff is the hill itself. Walking to downtown or the beach is easier from the west side of the neighborhood, and many residents bike, e-bike or drive. For buyers who put views, space and privacy first, the Hill Section is often at the top of the list, and it is usually among the higher-priced parts of Manhattan Beach.

Manhattan Beach Unified School District serves the Hill Section, with Mira Costa as the high school. Confirm the elementary school for the exact address.
